      What is the difference between HUD Housing and Section 8?

      What is referred to as HUD application for housing, is actually the Section 8 Housing Choice Voucher Program, which is funded by HUD. Whether one is trying to apply for Section 8 in Baltimore or anywhere in the United States, certain steps and cercumstances apply. Housing choice vouchers are administered by local public housing authorities (PHA), of which there are several around the nation. Vouchers come as either project-based or tenant-based. The Department of Housing and Urban Development (HUD) supports PHAs, and your local PHA will help you arrange Section 8 housing.

      With a Section 8 voucher, on can move anywhere within the range of that particular housing authority after completing a to low income housing application . Under a tenant-based voucher, a tenant gets a voucher and can move into a unit with financial assistance. If that tenant chooses to move to another unit, the voucher carries over to the next unit, offering continued assistance to the tenant wherever they decide to live. Whether or not you qualify for Section 8 housing is based on multiple factors, including your family's income, the median income in your area, how much rent you're paying, your assets, and the composition of your family. Here's a general breakdown of the eligibility requirements: One must be below HUD's median low income level. Typically this means less that twenty thousand per year depending on the size of the family. Men and women may apply, it makes no difference. However most that do, usually have children to car for. These things my be at the discression of your local housing authority. Under a project-based voucher, a tenant gets assistance so long as they remain in the unit that the voucher was issued for. The voucher lasts for a specified unit and time. If the family chooses to leave the unit, the assistance does not carry over to the next unit. A family may still, however, be eligible for a tenant-based voucher and find a to Section 8 housing application to complete when a waiting list is open. The Housing Authority’s jurisdiction is all of the particular city or county it is assigned to. Portability allows a Voucher holder to secure an approvable unit in any Housing Authority’s jurisdiction if that Housing Authority operates a Section 8 housing application Program. If a family does not live in the Ithaca Housing Authority’s jurisdiction when the voucher is issued, they may be required to live in Tompkins County’s jurisdiction for at least one year before moving to another jurisdiction. The Authority must not approve a unit if the owner is the parent, child, grandparent, sister or brother of any family member unless the unit provides a reasonable accommodation for a family member who is a person with a disability.

      At the time the family completes a Section 8 application and signs the lease for initial occupancy in the unit, the family must pay less than 40% of its adjusted monthly income for its rent share. The owner may seek an increase after the initial lease term which may result in the family paying in excess of 40% of income for its rent share. The rent for the unit must be reasonable, which generally means a rent to owner that is not more than rent charged for comparable units in the private unassisted market including rents charged by the owner for a comparable unassisted unit in the building or on the premises.
